Dear Third Street Center Supporter,

It has been a busy beginning to the 2009! We are please to report that as February comes to a close we have reached a significant milestone -- construction begins! Ah, the sweet sounds of spring -- hammers, saws and drills.
 
 


Let the renovation begin! 

Construction begins next week at the Third Street Center with asbestos mitigation work, re-roofing the long hall section of the building, and installing a 52 Kilowatt photovoltaic (PV) system (about the same size of the Carbondale Recreation and Community Center). 

 
Developer Gavin Brooke of Land + Shelter and Architect Jeff Dickinson of Energy and Sustainable Design and their respective staff members have been working double time to "fast-track" this portion of the construction schedule to preserve a power purchase agreement with Xcel Energy.  We plan to have the PV operational by June 1st. 
 
We'll give you more regular construction updates as we get into the details of transforming an old elementary school into a multi-tenant nonprofit center.

The pre-leasing phase of the project is an effort on the part of the Center to accommodate building use during the construction phase.  And three tenants are getting ready to move in.

 
Mountain Valley Developmental Services is mvds logorenovating one of their rooms in the four-square (quad) section of the building.  



They will be joined in the building by Senior Matters and Solar Energy International starting in March.

is also offering classes in the temporary common room.

As the old building evolves, so does the organization renovating it into an energy efficient and livable space. 

After a year of initial operation as a nonprofit organization, the Third Street Center Board of Directors has elected new officers and added new members.

Richard Fuller, Alpine Bank Carbondale, is now President of the Board, Michael McVoy is Vice President, Ro Mead is Secretary, and Dan Miller is Treasurer.

Ro Mead, Carbondale Council for the Arts and Humanities (CCAH), recently joined the board as the tenant representative.  Shane Evans moved from a board alternate to a full board member and Sandy Pickard of Solar Energy International (SEI) is the alternate tenant rep.  Former Board President Craig Rathbun has stepped of the board.  Thanks to Craig for all his work and effort on behalf of the Center!

 
Colin Laird has been appointed interim Executive Director of the Center.  We are also beginning the search for a full-time Executive Director, which we hope to have completed over the next few months.  The board believes creating the E.D. position will help clarify channels of communication concerning the project, particularly leasing.  Colin will work directly with prospective tenants and the leasing agent to meet your space needs at the Center.

As part of the transition of board and staff members, the Center will move forward on long-term leasing discussions with each tenant that has submitted a $500 deposit. 

Over the coming weeks, Colin Laird will contact each potential tenant to discuss your space, operational and timing needs, and to establish a timeframe for securing your specific space in the Center and being part of the grand opening in 2010.

The Town of Carbondale's proposal to the State Energy Impact Assistance Grant program for the Third Street Center was awarded $750,000 late last year ($500,000 for building upgrades and $250,000 for parking infrastructure and related planning). 

The grant gives a big boost to the project and should help with ongoing capital fund raising.  Thanks to the Town of Carbondale for supporting such an important grant proposal!

As part of the capital fundraising efforts related to the Third Street Center renovation, we want to clearly represent the outstanding work and aspirations of potential tenants. 

The more clearly we can convey the outstanding work and aspirations of Third Street Center tenants, the more compelling this project will be to the Carbondale community, Front Range Foundations, and to potential donors to the Third Street Center Capital Campaign.

To that end, Capital Campaign Director Kristen Loden and Development Team Associate Sara Plesset will be contacting tenants in the coming week about a questionnaire.


The questions on this document are designed to help us understand the nature and impact of your programs so that we can describe tenants' contributions in aggregate terms.

 
We know that many of you have participated in tenant surveys related to the Center in the past, but they were focused more on your specific building needs.  Your assistance with this survey will help the Center improve the performance and affordability of the facility for all.
